You planted that shade tree 15 years ago, and it has been nothing but a benefit ever since. Cooler summers, a beautiful canopy, and real curb appeal. But now you are noticing cracks in your driveway. Your sidewalk is lifting on one side. The basement wall has a new crack that was not there last year.
Could the tree be causing this?
Maybe. Tree roots are powerful, persistent, and follow moisture wherever it leads. When a large tree grows near your foundation, driveway, sidewalk, or sewer line, the root system can create problems that cost thousands of dollars to repair.
But not every tree near a house is a problem, and not every crack in a foundation is caused by roots. Understanding how roots actually cause damage, which species are the worst offenders, and what your options are will help you make smart decisions about the trees on your property.
How Tree Roots Actually Cause Damage
There is a common misconception that tree roots are strong enough to punch through concrete and crack foundations by brute force. In reality, that is not usually how root damage works.
Roots follow the path of least resistance. They grow toward moisture, oxygen, and nutrients. They squeeze into existing cracks, gaps, joints, and weak points in structures. Once inside a crack, the root grows thicker over time, gradually widening the gap. It is not a sudden break. It is a slow, steady expansion over years or decades.
Soil movement is the bigger factor. In many cases, the damage attributed to tree roots is actually caused by changes in soil moisture. Large trees absorb enormous amounts of water from the soil around them. During dry periods, this absorption can cause the soil to shrink, especially in clay-heavy soils like those found in parts of Gloucester County and Camden County. When the soil shrinks, it pulls away from the foundation, which can cause the foundation to settle unevenly. The resulting movement creates cracks and structural stress.
When the rainy season returns, the soil re-expands, but it does not always return to its original position. Over many cycles of shrinking and swelling, the foundation can shift incrementally, leading to visible damage.
Root growth is opportunistic. Sewer lines, water pipes, and drainage systems that have small cracks or loose joints emit moisture that attracts roots. Once a root finds its way into a pipe through an existing opening, it grows rapidly inside the pipe, fed by the constant supply of water and nutrients. Over time, the root mass can completely block the pipe, causing backups, leaks, and eventually pipe failure.
The root does not crack the pipe. It enters through a flaw that was already there and then makes it worse.
The Damage Roots Can Cause
Foundation Damage
Tree roots near a foundation can contribute to cracking, settling, and structural movement. The primary mechanism is soil moisture extraction (described above), but direct root pressure against a foundation wall can also occur when large structural roots grow along the surface of the wall.
Foundation damage from tree roots is a slow process. You will not wake up one morning to find your foundation cracked. The signs develop gradually over years. Look for new cracks in basement walls (especially horizontal or stair-step cracks in block foundations), doors and windows that stick or do not close properly, uneven floors, and gaps between the foundation and the framing above it.
Repairing foundation damage caused by roots can cost anywhere from $500 for minor crack patching to $5,000 to $10,000 or more for significant structural work. If the tree is not addressed, the damage will continue even after repairs are made.
Sewer and Water Line Damage
Root intrusion into sewer lines is one of the most common and expensive problems caused by trees. Older homes with clay or cast iron sewer pipes are especially vulnerable because these materials develop cracks and joint separations over time.
Once roots enter a sewer line, they form a dense mass that traps grease, debris, and waste. This leads to slow drains, backups, and eventually complete blockage. In severe cases, the root mass can collapse the pipe entirely.
Sewer line repairs due to root intrusion can cost $3,000 to $15,000 or more depending on the extent of the damage, the depth of the pipe, and whether the line runs under a driveway or structure. Standard homeowner’s insurance typically does not cover sewer line damage caused by tree roots, as it is considered a maintenance issue.
Driveway and Sidewalk Damage
Shallow roots growing under paved surfaces lift and crack concrete and asphalt. This is the most visible form of root damage, and it is common across South Jersey neighborhoods with mature trees.
Lifting typically starts as a minor bump or crack and worsens as the root continues to grow in diameter. Eventually, the concrete slab can be raised several inches, creating a tripping hazard and an eyesore.
Replacing a damaged section of sidewalk or driveway typically costs $1,000 to $5,000 or more, depending on the extent of the damage and the surface material.
Retaining Wall Damage
Tree roots can destabilize retaining walls by growing behind or through the wall structure. As roots expand, they push against the wall, causing it to lean, crack, or collapse over time.
The Worst Offenders: Species with Aggressive Root Systems
Not all trees cause root damage equally. Some species have root systems that are far more likely to create problems near structures and infrastructure.
Silver maple. Silver maples top nearly every list of trees with problematic roots. Their root system is shallow, aggressive, and wide-spreading. Silver maple roots are notorious for cracking driveways, lifting sidewalks, infiltrating sewer lines, and pressing against foundations. If you have a silver maple within 20 feet of your house, the roots are likely already near or under your foundation.
Willow. Willows have extremely aggressive root systems that actively seek out water sources. They are one of the most common causes of sewer line intrusion. A willow tree should never be planted within 50 feet of a sewer line, water line, or septic system.
Sweetgum. Sweetgum roots are shallow and aggressive, similar to silver maples. They commonly lift sidewalks and driveways and can push against foundations.
Poplar and cottonwood. These fast-growing species have shallow, wide-spreading roots that cause surface damage and sewer intrusion.
American elm. Elms have extensive root systems that are known for infiltrating sewer lines and causing sidewalk damage.
Norway maple. An invasive species with dense, shallow roots that dominate the soil surface and damage pavement.
On the other hand, species with deeper, less aggressive root systems, like white oak, bald cypress, and hickory, are far less likely to cause infrastructure damage. These species grow more slowly, produce denser root structures, and tend to send roots downward rather than outward along the surface.
How Close Is Too Close?
There is no universal safe distance because every tree species, soil type, and structure is different. But general guidelines can help:
Foundation: As a rule of thumb, a tree should be planted at least as far from the foundation as its expected mature height. A tree expected to grow 50 feet tall should be at least 50 feet from the foundation. For species with known aggressive roots (silver maple, willow, sweetgum), increase that distance.
Sewer and water lines: Keep trees at least 10 to 15 feet from sewer and water lines. For aggressive species like willows and poplars, 50 feet is a safer minimum. Know where your sewer lateral runs before planting any tree. Most utility companies can mark the line for you.
Driveway and sidewalk: A minimum of 10 feet between the trunk and paved surfaces is recommended for most species. For trees with shallow, aggressive roots, 15 to 20 feet is safer.
If your existing tree is already closer than these guidelines, it does not automatically mean damage is occurring. But it does mean the tree deserves monitoring.
What You Can Do About Root Problems
Root Barriers
A root barrier is a physical or chemical barrier installed in the soil between the tree and the structure you want to protect. Physical barriers are typically made of thick plastic or geotextile fabric and are installed 2 to 4 feet deep in a trench between the tree and the target.
Root barriers redirect root growth downward and away from structures. They work best when installed early, before roots have reached the structure. Installing a barrier after roots have already caused damage is more complicated because the existing roots need to be cut back first.
Root barriers typically cost $1,000 to $3,000 depending on the length and depth of the installation.
Root Pruning
It is possible to cut roots that are causing damage without killing the tree, but this requires careful assessment by a certified arborist. Cutting too many roots on one side of the tree can destabilize it, making it vulnerable to falling. Cutting major structural roots can kill the tree outright.
A general rule: do not cut roots within a distance of 3 to 5 times the trunk diameter from the trunk. For example, if the trunk is 12 inches in diameter, avoid cutting roots within 3 to 5 feet of the trunk.
An arborist can evaluate which roots can be safely pruned and which ones are too important to the tree’s stability and health.
Tree Removal
If root damage is severe, ongoing, and affecting your home’s foundation or sewer system, tree removal may be the most practical solution. Removing the tree stops root growth immediately and allows the remaining roots to die and decompose over time.
After removal, have the stump ground to eliminate the remaining trunk and prevent regrowth from species that sprout aggressively (like silver maple, willow, and sweetgum).
If the tree has significant value (large, mature, high-value species), explore root pruning and root barriers first. Removal should be a last resort for valuable trees, but a practical first choice for problematic species that are actively damaging your home.
Sewer Line Solutions
If roots have infiltrated your sewer line, a plumber can clear the roots using a mechanical auger or hydro-jetting. However, if the root cause (literally) is not addressed, the roots will grow back. Clearing alone is a temporary fix.
Long-term solutions include relining the pipe (creating a new, seamless pipe inside the old one), replacing the damaged section, or removing the tree whose roots are causing the intrusion.
Prevention Is Always Cheaper
The most cost-effective approach to root damage is to prevent it in the first place.
Plant the right tree in the right place. Choose species with well-behaved root systems for locations near structures and infrastructure. Avoid planting aggressive species like silver maples, willows, and poplars near your house, driveway, or sewer lines.
Know where your utilities are. Before planting any tree, call 811 (the national utility location service) to have underground lines marked. Plan your planting location to avoid conflicts with sewer, water, gas, and electric lines.
Have your trees inspected. If you have mature trees growing near your house, a certified arborist can evaluate the root system and recommend whether monitoring, root pruning, barriers, or removal is appropriate.
Monitor for early signs. Check your foundation, driveway, sidewalks, and retaining walls annually for new cracks, lifting, or shifting. Catch problems early when they are cheaper to address.
